New service for prospective buyers and sellers
In addition to this we can meet with prospective buyers of holiday properties and share detailed, property requirement information that must be met to apply for both licences.
Buyers are then in a position of knowledge when viewing a range of properties for investment.This is useful in narrowing your search.
We have developed our business into matching buyers and sellers of licenced properties which can then legally provide you with an income.

We are also able to travel to other Communities to be your 'eyes on the ground'.
We travel to the property, take a live video for you, take up to date photographs, check the local área for tourism opportunities as well as note detrimental aspects of the property location. this service is costed according to travel distance.

It is important to note that there are never any guarantees that a licence will be granted as the local Town Hall will always make the final decisión.
For this reason we also work with a few trusted professionals who can make initial enquiries for you. We advise you never to commit financially until your lawyer and/or architect has assurance from the Town Hall.

How do we support you?

Our clients know that when we have made a visit to their property and the application is completed, they have the best chance of a successful outcome. We give factual, truthful information on what is required in terms of documents, room sizes, licence levels, health and safety recommendations as well as rights and responsibilities as an owner. Once a licence application is submitted, it is a matter of waiting for it to be processed. We cannot expediate or chase your application held at the Town Hall or Tourism Registry due to Data Protection laws. We can however, advise you on how you can do this at our home visit.

What are the costs?

We charge a fee of 160euros plus 21 % iva. A total of 193.60 euros for the complete personal service described on our 'About Us ' page. This is your investment. If you don`t have the documents required, we can arrange these at extra cost. We work with a small number of professional, trusted colleagues. This includes Certificate of Urban Compatibility, Licence of 1st Occupation, Digital Certificates and Energy Certificates..

Discounted rates for golf properties.

We work with and advise Community Presidents and owners of golf properties across the whole of Valencia. We offer serious discounts where multiple properties can be visited on the same day. We offer 2 aspects to this service: 1. We carry out the licencing assessment visit and application process as detailed including a summary report for absent owners. Discounts apply to multiples. 2. We work with property managers and owners in ensuring that all properties meet the requirements of the Decree. This is particularly useful in updating properties which were licenced earlier than July 2018.Although licences are still valid inspectors will measure them against the 'New Tourist Law' requirements. This is a service that can be offered to your clients.

INSURANCE FOR YOUR HOLIDAY PROPERTY
Our clients have always been advised to ensure that they have appropriate insurance for their holiday let property. There are some insurance companies who will not insure your property if you let it out, so it is important to check and put in writing that this is the case. Many companies are saying that your property insurance is invalid without a Tourist Licence being in place.
Liability insurance is a 'belt and braces' approach to your responsibilities as a holiday let owner. Some of the letting websites like Homeaway include some insurance but we advise you to check terms and conditions carefully.
This summer we have heard of several break ins and therefore recommend the following:
  1.  Inform your guests in writing, that they must have their own personal insurance to cover the loss and value of any goods brought into the holiday property.
  2. Display a notice stating ' ALL  PROPERTY LEFT AT OWNERS RISK. THE MANAGEMENT ACCEPT NO RESPONSIBILITY FOR PROPERTY STOLEN OR DAMAGED.'
  3. Add the information to your  display board which states 'All windows and doors should be secured when guests leave the property.
  4. Advise clients to take particular care when leaving the property to use the pool or garden
  5. Where a safe is installed, bolt securely and ask clients to use this facility. 

ORIHUELA COSTA
Clients contact me on a daily basis to find out the situation with licencing on the Orihuela Costa. It is my understanding that currently some Town Halls are not in a position to process the Certificate of Urban Compatibility. This document is obligatory along with the Licence of First Occupation and Energy Certificates to apply for the Valencia Tourist Licence.
It is my understanding also, that this is a temporary situation as licencing a short term holiday rental property is the law of the land. This leaves many owners in a dilemma as to the legality of renting their property currently.
My advice is not to do this until you have your Tourist Licence Registration Number. The bottom line is that until owners receive this number they are unable to register the required guest details with the Guardia within 24 hours of arrival. The mínimum fine for not doing this is 600 euros. There are also difficulties with insurance and advertising.
To be proactive on this issue, I suggest writing politely to your local Councillors, many of whom are newly elected to their Tourism Services post.
Hopefully this situation will be ameliorated quickly and allow those with investment properties to support their upkeep.

It is always a concern to me when innocent prospective buyers are told that the property can be rented out with no mention of obtaining a Tourist Licence. There are never any guarantees regardless of what some sellers will say!
COVID 19 RECOMMENDATIONS
We totally understand that many owners will have concerns over making their property as safe as possible during the aftermath of the covid 19 pandemic. We recommend that you study the guidelines
for enhanced cleaning and disinfection of your holiday property. The guidelines we provide for clients are based on the publically available information from the World Health Organisation.
They will help and empower you to upgrade your standard cleaning protocols and to reassure holidaymakers of your commitment to their safety. We do not advise that you advertise your property as COVID free.

CHANGES TO THE DECREE JAN 2021. Enforced May 21
1.We have always advised our clients to have liability insurance. However, as from Jan 21, in order to apply for a Tourist Licence you agree that you hold this document of 'Civil Responsibility'.
2.Changes have now removed the licence class of 'Primera' on new applications.' Standard' and 'Superior' still exist.
3.Individual 220/230 v stickers are no longer required on every socket. A general notice in each room is sufficient.
4.Minimum bathroom sizes are now reduced from 4.5m2 to 3.5m2 for the 'Standard' licence.
